Conditions of Contract

The contract becomes binding and your booking is valid when you have
signed and returned the booking form and the deposit has been received by us. The contract is governed by Scottish Law

To confirm your booking a deposit of 25% of the final cost must be received by us at the time of booking, or the full holiday cost if the booking is made less than 8 weeks prior to your departure date. If you book by telephone or on line then the week(s) that you have booked will be shown on the web site as provisionally booked for 7 days to allow you time to send the deposit. If the deposit is not received then those weeks will be made available to other people.

If the final balance is not received 8 weeks prior to the departure date then we will assume that the trip has been cancelled and the dates booked will be released to other people. We do not send reminders.

We will make every effort not to cancel or make any changes to your booking but we reserve the right to do so. We promise that we will only make changes to your booking if we have absolutely no alternative, if that situation arises then we will endeavour to find you a similar property in the locality. In the event of us cancelling our liability is limited to a full refund of all monies paid.

We do not take a damage deposit and we trust our renters to take care in the house, if any damage occurs than please point it out to our agents
immediately who will arrange repair or replacement at your expense. Your rental fee includes general cleaning, however we reserve the right to charge any additional cleaning fees to you if the house was left in an unacceptable condition.

We will not be held liable for any personal injury or other loss no matter how it arises.

We cannot be held responsible for failure of public services e.g. water or
electricity, which is beyond our control. It is the requirements of the country
you are staying in which apply to these services and these may be different to those in the UK.

We have a policy of changing over on a Saturday, this is because most flights depart and arrive on Saturdays. If your flight is on a Sunday then you are welcome to arrive on Sunday but you must depart on Saturday so that the house can be cleaned for the next guest. We use local cleaners and as the country is very religious the cleaners will not work on Sundays.

You cannot arrive before 4pm and you must vacate the house by 10.00am.
If your flight has been delayed we ask that you contact our agents to advise them of the delay. If your arrival is after 10.00pm then every effort will be made to accommodate you but this cannot be guaranteed. Please ensure that you have adequate insurance cover for this type of eventuality.
